Flex allows you to schedule your monthly payment into two smaller payments, giving you greater financial flexibility. Full monthly rent payments are provided to the property by Flex on the 1st. Sign up is available directly in your RentCafe resident portal and is reviewed for approval by Flex. Flex charges a monthly membership fee based on the amount of the credit line that is approved. The monthly membership fee is up to $14.99. A bill payment fee of 1% of your total rent is also charged, additional card processing fees apply when using a credit card.

Yes, renter’s insurance is required. Residents without their own policy will be enrolled in a Limited Liability Insurance Plan for $10.95 per month. 

Utilities are not included in the rent. 

To set up your utilities, contact Xcel Energy for electric service and CenterPoint Energy for gas. Water, sewer, and trash are billed monthly through our third-party provider, Conservice, and will appear on your resident ledger.

You’re welcome to choose any provider available in our area! Just a quick note: satellite dishes aren’t permitted on the property.

Amenities include a 24/7 fitness center, underground garage parking, controlled-access entry, resident lounge, complimentary coffee bar, work-from-home spaces, package room, pet washing station, and bike room with a repair station. Yes. Breed restrictions apply, including Pit Bull Terrier, Staffordshire Terrier, Doberman Pinscher, Rottweiler, Presa Canario, Akita, Alaskan Malamute, Wolf-hybrid, Mastiff, Chow Chow, and any related mixes.

While we do not have an on-site pet park, an off-leash dog park is just 0.3 miles away. Residents also love being next to Minnehaha Regional Park, with plenty of nearby walking trails to enjoy with their pets.
